Freeze protection is the real job
In most buildings, heating failure means discomfort. In a warehouse or shop with wet sprinkler lines, it means a frozen and burst sprinkler main, and that is a flooded building plus a fire-protection system that is out of service.
So we treat unit heater reliability in these buildings as a life-safety and property-protection issue. That means redundancy where a single heater failure would put a wet system at risk, low-temperature alarms that actually notify someone, and maintenance on a schedule rather than after a failure.
It also means paying attention to the parts of the building nobody visits. Unheated corners, high bays where stratification leaves the floor cold, loading dock areas where door traffic dumps the heat, and the pipe runs along exterior walls that see the worst of it. A building can be nominally heated and still have a freeze exposure in three specific places.

Forced air, radiant, and door traffic
Gas-fired forced-air unit heaters are the default: inexpensive, effective, easy to service, and well suited to general space heating. They heat air, which means the heat stratifies and door traffic flushes it out.
Low-intensity infrared radiant tube heaters heat objects and surfaces rather than air. In a space with frequent large door openings — a truck bay, a service garage, a fire hall — that is a decisive advantage, because opening the door does not carry away the heat you have put into the floor and the equipment. The floor stays warm, and comfort recovers almost immediately after the door closes.
For high-bay spaces, stratification is the governing problem. Heat collects at the roof where nobody works while the floor stays cold, and you pay for all of it. Radiant addresses it directly; with forced air, destratification fans that push ceiling air back down are a cheap and effective retrofit that many buildings here should have and do not.
Combustion air is the detail most often missed in tight or retrofitted industrial buildings. A unit heater needs air to burn, and a building that has been sealed up — or that has large exhaust fans, welding extraction or a dust collector running — can be depressurised enough to make a unit heater backdraft. That is a carbon monoxide exposure in a space where people work, and it needs testing under worst-case conditions rather than assumption.
Port, marine and harbour-side facilities have their own version of this: corrosive air, large openings, and buildings never designed to be tight. We work in them and we specify for them.

How do we protect sprinkler lines from freezing?
Reliable heat, redundancy so one heater failure is not an exposure, low-temperature alarming so somebody finds out before the pipe does, and attention to the specific cold spots — exterior wall runs, unheated corners, dock areas. If you have wet systems and no low-temp alarm, start there; it is the cheapest risk reduction available.
Radiant or forced-air for a shop?
Radiant if the doors open often, because it heats the floor and equipment rather than air that blows away. Forced air is cheaper to install and fine for general space heating in a building without much door traffic. High-bay spaces favour radiant, or forced air plus destratification fans.
Can you heat a garage or pole building?
Yes — sized for the envelope and the door traffic rather than by square-foot rule of thumb, with venting and combustion air done properly. Uninsulated pole buildings are the common disappointment here: the heater gets blamed when the building is the problem, so we will be honest about what the envelope can hold.
Our heaters smell when the dust collector runs. Why?
The building is being depressurised enough that the unit heaters cannot vent properly and combustion products are spilling into the space. That is a carbon monoxide exposure. It needs combustion-air correction and worst-case testing with all the exhaust equipment running, and it should not wait.
