The failure that causes most of our refrigeration calls

A dirty condenser coil. It is that mundane, and it is most of the work.

A refrigeration condenser rejects heat to the surrounding air. In a commercial kitchen that air carries grease aerosol, flour, dust and lint, and it packs the coil into an insulating blanket. The system can no longer reject heat, head pressure climbs, capacity falls, the box drifts warm, and the compressor runs hot until it fails. A compressor replacement is a major bill; coil cleaning is routine maintenance.

Under-counter and prep-table units are the worst affected because their coils sit low in the dirtiest air in the kitchen, often behind a grille nobody has removed in years. Bar coolers and back-bar units are similar.

Next most common: door gaskets. A torn or hardened gasket lets warm humid air in continuously, which loads the system, ices the evaporator, and runs your compressor far more than needed. Gaskets are cheap, visible and easy to check, and replacing them on a schedule is one of the best-value things a restaurant can do.

Then defrost. An evaporator that does not defrost properly ices over, airflow stops, and the box warms while the system runs constantly. Usually a defrost timer, heater or termination sensor, not a refrigerant problem — and diagnosing it as low charge leads to adding refrigerant that was never needed.

Refrigerant regulations you should know about

Commercial refrigeration is in the middle of a refrigerant transition and it affects repair economics. R-22 has not been produced or imported in the US since 2020; equipment still running it can be serviced from reclaimed stock, but at a price that often exceeds the sense of repairing an old system.

The AIM Act HFC phase-down is now moving newer equipment toward lower-GWP refrigerants, including A2L refrigerants that require different handling, leak detection and sometimes different service practices. Practically, this means: if you are replacing refrigeration equipment, ask what refrigerant it uses and what that implies for service life and parts availability.

There are also leak repair and recordkeeping obligations for larger systems under EPA rules. If you run a system above the applicable charge threshold, we handle the leak-rate calculations and the documentation as part of the service so you are not exposed at an audit.

For most restaurant and bar-sized equipment, the practical takeaway is simpler: fix leaks rather than topping up, because refrigerant that left the system went somewhere, and repeated recharging is both expensive and a regulatory problem.

Do you service ice machines?
