Commercial buildings change use far more often than houses do. A space built as retail becomes a restaurant; an office becomes a clinic; a warehouse gets an office mezzanine. We also look at what the building will be doing in five years. A tenant improvement plan, an added mezzanine or a planned kitchen changes the right answer, and it is far cheaper to size and route for it now than to redo it.
Cold-climate details that matter on commercial equipment
Economizers are the most commonly broken thing on Twin Ports rooftop units, and the most valuable when working. Our climate offers an enormous number of free-cooling hours — a functioning economizer brings in cool outdoor air instead of running the compressor, which in this region is a substantial share of the annual cooling load. Freeze protection is not optional here. Hydronic coils in air handling units need proper freeze-stat protection, correct glycol concentration where used, and a control sequence that actually protects the coil on a −20°F night with a failed damper. A frozen and burst coil in a rooftop AHU is a catastrophic, expensive, entirely preventable failure.
Condensate management on rooftop equipment has to account for freezing, not just draining. Traps and lines that work fine in October freeze and back up in January, flooding a curb or a ceiling.
And snow and ice loading: intake and exhaust locations, economizer hoods and condenser coils all need to be specified and positioned for drifting snow and roof-edge ice. Equipment specified from a national catalogue without that thought will give you the same February problem every year.

The planning is most of the value on a commercial replacement. Crane picks scheduled for early morning, overnight or Sunday depending on your operation and the landlord's rules. Roof protection and curb adaptation worked out in advance so the pick is one clean lift. Electrical disconnects and any service upgrade coordinated so the inspector is not the surprise.
